The maximum number of guest's is 6.

MINIMUM LENGTH OF STAY
The absolute minimum length of stay is three days. All stay's less than seven, a DAILY RATE will apply, please call  or email for the current daily rate. This does not apply during HIGH season, when all stays have a minimum of seven days.All stays in all seasons run Saturday to Saturday, some exceptions may be made for arrivals booked less than 30 days to arrival.

PAYMENT
Reservations will be confirmed ONLY upon receipt of 50% of TOTAL RENTAL AMOUNT and return of a completed Seasonal Rental Agreement.  Balance is due 30 days prior to arrival. No refunds for early departures. All reservations must be in US funds.  We gladly accept personal checks, cashier's check, money order,  or by credit card via PayPal. CLICK ON THE PAYPAL LINK ON THE HOME PAGE TO PAY SECURELY AND FAST to insure your reservation is made.  AGAIN, WE DO NOT RESERVE THE UNIT UNTIL THE DEPOSIT IS MADE OR RECEIVED AND CLEARED, and a completed Seasonal Rental Agreement is returned.  If the Seasonal rental agreement is not returned within 48 hours the reservation will be cancelled and deposit returned. Our goal is to only reserve our cottages for guests who want to stay in them. If you are unsure in any way, we ask that you do not reserve the unit until you have completely decided this is where you want to stay. Please see cancellation policy below.

SECURITY DEPOSIT
A $150 refundable security deposit is added to the RENTAL AMOUNT on the rental agreement and is refundable  via US Mail. Smoking in any of our cottages will result in the loss of  your security deposit. If the unit is not returned in a clean-like condition, a cleaning fee of $125 will be withheld from the security deposit. Loss of key:$75.00.

CANCELLATIONS
Cancellations received MORE than 60 days in advance of your scheduled arrival, your pre-payment will be refunded less a $150  cancellation fee. On cancellations received LESS than 60 days of your scheduled arrival, no refund is possible unless we are able to re-rent the property for your origianal dates.  We strongly suggest the purchase of travel insurance to protect your holiday. Travel insurance can be purchased online at www.travelex-insurance.com.

CHECK IN AND CHECK OUT
Check in is 3:00PM. and Check Out is 10:00 AM. A late fee may apply for not complying.

PETS/SMOKING
Were sorry, but pet's are not permitted inside a SunTiki Cottage.  All our cottage's are smoke free environments. Smoking is permitted outdoors only.


RATES ARE SUBJECT TO CHANGE WITHOUT NOTICE

CLEANING FEE- only assessed for excess wear and tear,damaged items inside or outside of cottages.

SURCHARGES
20% surcharge for HOLIDAY WEEKS(Christmas,New Years,Easter,Memorial Day,July 4th, Labor Day and Thanksgiving

CRIB AND HIGHCHAIR AVAILABLE UPON ADVANCE REQUEST-no charge

SPA
Sunset and Tiki cottage's are equipped with an outdoor whirlpool spa. The spa is cleaned and water properly balanced for each stay.  The spa's are not serviced during each stay. Please follow all rules posted at each spa and follow the instructions provided in each cottage's information guide.
